AyalaLand Logistics buys firm for its land in Pampanga

AYALALAND Logistics Holdings Corp. (ALLHC), a unit of property developer Ayala Land Inc., on Monday said it bought a smaller company named Unity Realty and Development Corp. that has tracts of land in Pampanga.

“The transaction further strengthens the vision of ALLHC to be the leading real-estate logistics and industrial-estate developer in the Philippines,” it said in its disclosure to the Philippine Stock Exchange.

The company said it bought the entire company, which owns about 192 hectares of property in Mabalacat in Pampanga, for P2.39 billion in cash.

According to its financial statements, Unity Realty had no income during 2017 and 2018, and has total assets worth P30.92 million. It reported that it has a land worth of P30.64 million. 

AyalaLand Logistics said the property is “a prime location for the development of a new industrial park.” 

Unity Realty declared a net loss of P313,153 last year, from a loss of P12,500 in the previous year. 

The company, based in Binondo, Manila, was incorporated in April 1997 as a real-estate developer. With the said transaction, Unity Realty effectively becomes a unit of AyalaLand Logistics. 

The principal officers of the company are Sy Ka Kieng as its CEO, Daniel Chan Sy as its president and manager, and Alejandro Chan Sy as its chief finance officer.

Parent Ayala Land, Inc. has mandated ALLHC to be its main vehicle in the development of industrial estates in the country. The company’s portfolio includes a majority stake in Laguna Technopark, Inc., which manages the 460-hectare Laguna Technopark in Sta. Rosa and the 135-hectare Cavite Technopark in the municipality of Naic.

It is currently developing a logistics and warehousing facility in Laguna Technopark that will offer a leasable area of more than 60,000 square meters (sq.m.). The property will be divided into 40 units with cuts of 1,200-1,500 sq.m.

ALLHC is also developing an industrial park in Cagayan de Oro near the Laguindingan airport, where it looks to offer 42 parcels of land with cuts of 7,000 sq.m. It has another industrial park in the pipeline located in Central Luzon.

Aside from its foray into industrial parks, the company continues to expand and rehabilitate Tutuban Center in Manila, which now has a gross leasable area of about 53,000 sq.m. and new retail and wholesale concepts.

Previously known as Prime Orion Philippines, Inc until its name change in February, ALLHC booked a net income attributable to the parent of P113.57 million in the first quarter of 2019, 1,366% higher year on year. Gross revenues also surged 454% to P985.4 million.

Shares in ALLHC jumped 3.49% or 14 centavos to close at P4.15 apiece at the stock exchange on Monday.

Donggwang builds world-class tourism estate in Clark

DONGGWANG Clark Corp. (DCC), the Philippine subsidiary of the SunValley Group of South Korea, ventures into an ambitious project building a world-class tourism estate in Clark Field, Pampanga, that will change the Philippine tourism horizon and redefine the country’s leisure business.

CRESCENDO: Ayala's New (Makati-CBD-Sized) Project in Tarlac

Ayala Land investing P18 Billion in 290-hectare estate in Tarlac

Ayala Land Inc. on Tuesday said it is investing P18 billion to develop a 290-hectare “new downtown” in Tarlac, the property developer’s 29th estate so far.

Dubbed as the Crescendo, the estate is located some 3 kilometers from the Subic-Clark-Tarlac Expressway (SCTEX) and MacArthur Highway, and accessible through the Tarlac-Pangasinan-La Union Expressway (TPLEX).

Some P5.5 billion of the total investment has been allocated to the first phase of development, which includes a 1.5-hectare civic plaza, church, school, retail strip, residences, transport terminal, and an industrial park.

AyalaLand Logistics Holdings Corp. (ALLHC), an Ayala Land Inc. (ALI) subsidiary, registered consolidated revenues of P2.1 billion and a net income of P354 million for the first nine months of 2023. Domestic demand for industrial lots remains strong with sales reservations totaling at P1.4 billion, 10% higher than last year's 9- month period. Meanwhile, revenues posted at P834 million for the period is 31% lower than previous year's P1.2 billion mainly due to early-stage completion of newly launched projects.

Warehouse leasing recorded P510 million in revenues, a 2% decline versus last year, due to lower average occupancy during the period. This is mainly attributed to the facilities upgrade in ALogis Calamba, which was completed and leased at the end of the second quarter. ALLHC successfully tenanted a total of 51,000 sqm in ALogis Calamba to logistics companies in May and September of this year. With an 88% lease-out rate, management expects overall occupancy to rise in the fourth quarter with tenants commencing operations. Cold storage revenues grew its topline to P129 million from P89 million the same period last year, a 45% increase given the addition this year of the ALogis Artico Mandaue facility in the portfolio and higher overall occupancy. Commercial leasing revenues remained flat at P664 million. "We remain focused on our strategies and plans to continue building our diversified industrial real estate portfolio. Our commitment to long-term success is evident in our forthcoming project launches and expansions, which will be integral in growing our recurring revenue business and our industry presence," shared ALLHC President & Chief Executive Officer Robert S. Lao.

In September, ALLHC launched Phase 3 of its Pampanga Technopark industrial township, with this phase being registered with the Board of Investments (BOI) as an industrial zone. ALLHC is on track to deliver its target of additional 10,000 pallet positions from the ongoing ALogis Artico projects in Santo Tomas, Batangas and Mabalacat City, Pampanga. Likewise, construction is in full swing for ALogis facilities in Naic and Mabalacat covering 15,000 square meters. The company's first build-to-suit (BTS) facility within Cavite Technopark is also underway. Dedicated to embodying excellence, ALLHC garnered multiple recognitions from local and international institutions in the third quarter of 2022.
