When it was still Jaka Tower

Jaka Tower, designed by the American architecture-engineering giant HOK, was to be 185.93-meters tall. In contrast, the completed PBCom Tower and GT Tower across Jaka Tower are 259 meters and 217 meters tall, respectively.

The tower reached only 21 of its planned 49 floors before it was abandoned.

Jaka Tower’s has been likened to another high-rise project, the Puyat building, which stood unfinished for almost a quarter of a century at Edsa corner Pasong Tamo Extension in Makati City.

The building was acquired five years ago for P1.3 billion by Roberto Ongpin, trade minister of the Marcos regime. He converted it into a business process outsourcing center and shopping mall, and renamed it Alphaland Southgate Tower.

The "Accidental" Sky Garden of Yakul St. /

Hints of future improved transport with View to the North


This "garden" has sprouted on the roof of an abandoned building,  the Pink highrise on Yakul Street.

It was taken from a 30-something floor in Belton Tower.

The flat is blessed with a view "over" the sad-looking pink tower


NLEX Connector, the linking skyway is approaching completion (2020), and will improve the connectivity of Makati the North, greatly reducing travel times

The North Luzon Expressway (NLE or NLEx), formerly known as the North Diversion Road and Manila North Expressway (MNEX), is a 4 to 8-lane limited-access toll expressway that connects Metro Manila to the provinces of the Central Luzon region in the Philippines. It is a component of Expressway 1 (E1) of the Philippine expressway network and Radial Road 8 (R-8) of Metro Manila's arterial road network. It was built in the 1960s.

The expressway begins in Quezon City at the Balintawak Interchange with EDSA as a continuation of Andres Bonifacio Avenue. It then passes through Caloocan and Valenzuela in Metro Manila, and the provinces of Bulacan and Pampanga in Central Luzon. It currently ends at Mabalacat and merges with the MacArthur Highway, which continues northward into the rest of Central and Northern Luzon. The segment between Santa Rita Exit in Guiguinto and the Balintawak Interchange in Quezon City is a part of the new alignment of the N1 (AH26).

The expressway, including Andres Bonifacio Avenue, has total length of 88 kilometers. The expressway segment has a length of 84 kilometres.


Originally controlled by the Philippine National Construction Corporation (PNCC), operation and maintenance of the NLEx was transferred in 2005 to NLEX Corporation, a subsidiary of Metro Pacific Investments Corporation (a former subsidiary of the Lopez Group of Companies until 2008). A major upgrade and rehabilitation was completed in February 2005 with road now having similar qualities to a modern French tollway.

NLEX-SLEX Connector Road

Under construction is an elevated road to connect North Luzon Expressway (NLEX) and South Luzon Expressway (SLEX).

The government has reportedly accepted an unsolicited proposal from Metro Pacific Tollways Development Corporation (MPTDC) to build the 13.24-kilometer road. MPTDC is a subsidiary of Metro Pacific Tollways Corporation (MPTC), which runs NLEX.


Expected completion has slipped from 2017 to 2020

Known as the Connector Road project, the elevated expressway will have run over the Philippine National Railways tracks until terminating to the Skyway Stage 3 Interchange.


This will be an entry/exit ramp in Quirino Avenue, Paco, Manila. This exit takes the motorists to the common alignment with the northern extension of Metro Manila Skyway Stage 3 which travels over the C-2 Road, some portion of the Osmeña Highway and further into the South Luzon Expressway, this may have few exits and therefore a faster route.

The Skyway is the first fully grade-separated highway in the Philippines. It is one of the longest flyovers in the world with a total length of 31.2 kilometres (19.4 mi). The Skyway provides access to the Ninoy Aquino International Airport via the new NAIA Expressway. With the completion of the Skyway Extension Stage 3 scheduled in 2020, the elevated expressway will connect to the North Luzon Expressway in Quezon City and help cut the travel time between Manila and Clark International Airport in Pampanga

Meantime... up in Burgos / Century City area - is this unfinished ambitious project


Stratford Residences / Picar Place - was meant to be Makati's TALLEST building


Back in 2013, it stood almost alone (on the Left) with Gramercy Residences (Right) beginning to define Century City


Now, the unfinished tower will have lots of company at Century City.

Still no buyers and now the owners don't even want to deal with middle men. So much in limbo... shake.gif

I think the advertiser is a broker/brokerage and may not have the exclusive and direct listing authority so they prefer to transact only with direct buyer. I do this before if Im not direct to owner/seller to avoid having too many brokers and agents involved in the deal.

5) AMA Tower - now AMA Tower Residences, ironically now being finished by Picar Developments, the same developer of this building...
