The Northern Link will provide a cross-boundary link for the West Rail Line and create a new railway corridor between the West Rail Line and the East Rail Line in northern New Territories. The completion of the project is already deferred because the Express Rail Link is absorbed into the High-Speed Rail Link. The Northern Link may not now be viable without substantial housing developments in the New Territories to assist in building costs, but however with the extension to Ping Che/Ta Kwu Ling, these will be examined under the RDS 2013 and the new construction will start in 2017.

LIKE RIVA - but in the middle of nowhere, with no transport is VALAIS.

(maybe some are trying to sell Valais to buy at Riva,
which is cheaper and near Kan Sheung Road on West Rail.)

The biggest irony: after creating ghost towns at home, the Chinese "uber wealthy" army is doing so abroad.

In a Hong Kong housing development called Valais, about 10 minutes drive from the Chinese border, real estate agents said that between a quarter and a half of the 330 houses are now on sale. At the development's frenzied debut in 2010, a third of the HK$30-HK$66 million units were sold on the first day, with nearly half going to mainland China buyers.

Dubbed a "ghost town" by local media, the development built by the city's largest developer, Sun Hung Kai Properties Ltd (0016.HK), is one of many estates in Hong Kong where agents are seeing an increasing number of Chinese eager to sell.

"Many mainland buyers bought lots of properties in Hong Kong when the market was red-hot three years ago," said Joseph Tsang, managing director at Jones Lang LaSalle. "But now they want to cash in as liquidity is quite tight in the mainland."

About RIVA:


Riva will have 25 blocks of low-density luxury apartments (with many special units) and 48 riverside garden houses offering about 780 units. Most will have three or four bedrooms, which are rare in the district. The location will offer residents a charming view of the river and a tranquil environment with comprehensive transport and amenities. Driving to ICC at Kowloon Station only takes about 28 minutes and around 36 minutes to IFC at Hong Kong Station. Riva is next to the Route 3 Country Park Section and is close to the Kam Sheung Road and Yuen Long West Rail stations offering convenient travelling to the urban areas.


The planned Northern Link will connect the Kam Sheung Road West Rail station and Lok Ma Chau station on the East Rail line, joining the east and west New Territories. Riva will be about a 14-minute drive to the Lok Ma Chau Control Point, which accesses the Huanggang Port open 24 hours a day and is also convenient to the Shenzhen Bay Control Point, which is the only boundary-crossing point with a co-location arrangement. The swift transport between the two cities will further promote commercial development
