Mandaluyong & Sakura Spaces - View over Greater Manila

Mandaluyong & Sakura Spaces - A View over Greater Manila

Sakura spaces has topped out and is now moving towards completion

It is a 5-storey structure on the top of a hill, at perhaps the highest point in Mandaluyong, giving a commanding view from its upper floors

1iDnsF8.jpg

Sakura Spaces is located at 241 A. Bonafacio, and is expected to be completed next year, 2018, and will then be available for Rental & Lease

Rental rates may be as low as P 5,000 per month! (for smaller, restricted view spaces)

And possibly P12,000 - 15,000 per month for larger spaces. Contact details will be provided below

A friend is involved in the project, and has provided some information.

And will (eventually) give access for photos, showing the project and the views.

Since it is on a hill, in one of the highest parts of Mandaluyong, it will be a great spot from which to view Greater Manila,

and ponder the future development of the Mandaluyong area

Mandaluyong is a city in the Philippines located directly east of Manila.

It is one of the sixteen cities which, along with the Municipality of Pateros, make up Metro Manila, the National Capital Region. It is known for the Ortigas Center, a commercial and business center that is also shared with Pasig. Notable institutions and establishments in the city include the Asian Development Bank, the headquarters of Banco De Oro and San Miguel Corporation and shopping malls like Shangri-La Plaza and SM Megamall.
The city is bordered by Manila to the west, San Juan to the north, Quezon City to the northeast, Pasig to the east, and Makati to the south. According to the 2015 census, it has a population of 386,276.[4] It is also the 6th-smallest city in the Philippines with a land area of 11.06 km2 (4.27 sq mi)

Geography
Mandaluyong lies on a heart-shaped 11.06 square kilometres (4.27 sq mi) of land, 7 kilometres (4.3 mi) southeast of Manila and 8 kilometres (5.0 mi) west of Pasig. To the south lies Makati, to the northwest, San Juan, and to the northeast, Quezon City. Thus Mandaluyong is located at the center of Metro Manila.

How the street was, in 2014... a quiet charm

yapZQOw.jpg

The original building (2014) was the 3-storey orange building (above) now replaced by a taller 5-storey structure, from whose roof some photos were taken.

Guest Lived in Mandaluyong befor

Ive lived in Mandaluyong before...its certainly in a central location of Metro Manila. On top of the hill in a local area there was a good balance of affordable vendors/shops/reataurants. On non-traffic hours/bike I found it a good location.

Guest Currently living in Manda

I like living in Mandaluyong. It's near many establishments on foot. Not to mention major malls like SM Megamall, Shangri-la Mall, and Capital Commons. I've been to Sakura Spaces before. It looks promising and would like to live there once it's done.

Developer 8990 completes its 1st high-rise in Metro Manila

(Another way to live in Manda, but with some real crowding-in)

It is large, and was priced relatively cheap... but units are very small

MASS housing developer 8990 Holdings Inc announced that it has completed its first high-rise development in Metro Manila

Urban Deca Towers EDSA, in Barangay Highway Hills, Mandaluyong

+ Units were priced between P990k to P1.25 million, and it took just 21 months to sell out the 1,143 units.

+ The aggregate sales price was P1.15 billion, or about P1 million per unit

+ Sizes were as small as 13.06 sqm, and are described as "micro-condos", and the developer Willibaldo Uy, says he thinks "this will become the norm, and not the exception"

(comment for W - on the viber chat):

"I've looked at Deca on more than one occasion when building up my citylands. Price per sqm is more expensive and no kitchen. Amenities cityland comes out on top too."

(another reputational comment from J. on viber):

"Deca doesn't build very well."
