  6. Eaxmple: I paid just under $75,000 for my first house. And I get $700 paid into my bank account each month for Three Years. And at the 36th-39th month, I can sell it back for what I paid. Or keep it, if the value is higher. The $700 monthly is AFTER all costs, except my Income Tax

Because the sticker price of these investments is far less than what I sold in Hong Kong I am still sitting with a fair amount of cash, and some gold... Waiting. PHM / Pulte Homes ... update The waiting is not hurting me. I bought my first house in Philly in last July at about $75k. The house next door to it, which is very similar and the same size, just sold at $110k. While waiting, I am earning 11% pre-tax. The earnings on these investments are more than covering my Rents in HK.

Gentrification' may be re-segregating American communities Ryan Briggs, CityLab Aug. 7, 2016 Recent research by the Pew Charitable Trusts confirms that the type of gentrification or neighborhood change described in Tannen’s work is actually rare. That study found that just 15 of Philadelphia’s 372 census tracts had gentrified over the same ten-year period. A Federal Reserve study, also focused on Philadelphia, indicated that displacement caused by gentrification is even rarer, and that non-gentrifying neighborhoods often lost existing residents even more rapidly than gentrifying areas. Tannen says he thinks his findings are evidence that people are self-segregating, and it’s unclear what policy solutions could address that problem. Cities could start by being more mindful about the kinds of economic development projects they pursue along obvious racial borders, he says, due to their sensitivity to extreme racial change. Ultimately, how cities can best tackle issues as thorny as segregation or displacement will not be solved by a single study. But Tannen’s research does at least answer, in part, why gentrification can feel like a big deal to residents even while it is also relatively uncommon. “My work speaks to why that disconnect exists. Why can it feel to residents of cities that gentrification is real and it is extreme, even as the Pew study is correct in showing that the city as a whole is less white? OLD MAP A slew of maps created in the 1930s have been released online, revealing how housing discrimination occurred throughout the nation, including Philadelphia, through a process called “redlining.” As Curbed.com reports, Mapping Inequality recently released hundreds of these maps that were created by local, government-recruited mortgage lenders, developers, and real estate appraisers between 1935 and 1940. It was all part of the Home Owners' Loan Corporation (HOLC), a New Deal initiative established in 1933 to boost the housing market. In Philadelphia and across the nation, local real estate experts defined neighborhoods comprising mostly of minorities as red and yellow—i.e. “Hazardous” and “Definitely Declining,” respectively. Based on this map, they considered everything south of Locust Street and north of Spring Garden street hazardous. Meanwhile, neighborhoods like Mt. This map may help wrap your head around the mind-boggling amount of construction that's taking place throughout the city—a majority of which qualifies as high-end construction. Back in May when we first published this map, there were 29 high-rises. By August, some have been built and a couple of others have had their groundbreaking, bringing the grand total to 32. We should note that this map of 32 projects only includes high-rises that are currently under construction or undergoing renovations. In Philly, a high rise means any building that's at least 75-feet tall. (Or in technical terms, a "building with an occupied floor located 75’ or more above the lowest level of fire department vehicle access.")
