But the logic remains strong: Chiang Mai Municipality has one existing monorail system, Chiang Mai Zoo Monorail, but uses for excursion, not commercial. Chiang Mai Administrative Organisation has said it will invest over eight billion baht for this high-tech public transportation system. The government has already approved the investment and it is expected that the monorail will be up and running within five years. The monorail will provide four different routes: (see map-1) The Gold Line A1 will go from 700 Year Stadium to Chiang Mai Night Safari. The Red Line A2 will go from 700 Year Stadium to Samyak Market in Sansai. The Blue Line A3 will go from Chiang Mai Zoo to Buakkrok Village. The Green Line A4 will go from Thapae Gate to Changklan Road. Each route, as the map shows, will go through various parts of Chiang Mai, covering much of the city. Each car will be able to take up to 40 people, and there will be three cars for every line. It will travel at around 28 kilometres per hour and will pick up passengers every 500 metres. Each route should take about 30 minutes. Boonlert Buranupakorn, the president of Chiang Mai Administrative Organisation, told the press that the monorail would run on the ground. Increased focus Moving to the other side of the world gives you an insane amount of focus which you can channel to really get anything done that you’re working on. In these six months, I grew my already profitable business — a YouTube network called the Panda Mix Show — by automating most of my tasks and hiring two employees to do the rest. Besides that, I built and launched a YouTube analytics startup which is now gaining traction with its first users signing up. I worked with a level of focus that I have only really experienced before when I was 12 years old and my parents still took care of me. Back then, my housing, food, laundry was taken care of although I had school, I’d have lots of time to focus on my own stuff (back then learning design with Photoshop). Due to the cost of living, it’s kind of the same here. You can stay at hotels with daily room cleaning, free towels, free Wi-Fi and you don’t have to worry about utility bills. You can eat outside for breakfast, lunch and dinner. Instead of an expensive phone subscription, you can get a cheap pre-paid SIM for $20/m with 2GB data and free WiFi in most major cities. Your hotel can do your laundry for you and they’ll even iron and fold it. Since I never had to cook food, I also never had to deal with the pain of grocery shopping and doing the dishes and I needed a lot less stuff to live. And as my hotel was always near my office, I didn’t have the awfully long commute to work many people have to make daily. I calculated all this saved me at least 6 hours daily. That’s one-third of a waking day! . . . The Thai startup sceneFor all its events, meet-ups and hackathons, the Thai startup scene is still very much in its infancy. There’s a lot of positive energy and enthusiasm going around, but Thai culture is still so intrinsically corporate focused. For example, most Thai developers I met coded in Microsoft’s proprietary language C#. Why not open source languages like C, Java or Python? I quickly found out that’s because most programming courses in Thailand are C# focused to land students corporate jobs. The enterprise loves C# coders. But that’s not necessarily the best language for a startup stack. With so much poverty around and such a large income divide, the majority of Thais are more concerned with getting any income at all and are not able to take the risk of working months/years on a web or mobile app. And that’s unfortunate, as it makes startups an activity privileged to Thai’s wealthy elite. And that’s not necessarily where the big ideas are. The Thai startup scene appears to be struggling with the same issue many other newly sprung up startup scenes around the world are dealing with: there’s too much talk and not enough action. All major Thai telcos — TRUE, DTAC and AIS — have incubators that offer workshops, competitions and awards, but they’re not even giving out capital! These are huge corporations with buckets full of money. If they are not even ready to take on the risk to invest in Thai startups, then who is? Obviously, it’s more of a promotional vehicle for them than an actual incubator.   7. KENNEDY TOWN Rent Rise? The SCMP is expecting a 3-5% rise in Kennedy Town rents, thanks to the opening of the new MTR station there It is due to be opened Dec. 28th. Some who want to rent there, may be wise to sign leases during the "quiet" holiday season Some think that the rents have already gone up, since the Rents there have been firm since the line was announced 5 years ago. But I reckon that more potential tenants will be willing to look there, because it is NOW more convenient to reach. Kennedy Town has attracted many expats, since it emerged as a magnet for eating and drinking places, about two years ago. RENTS have been firm all over HK, for most of this year. A chart in today's SCMP shows a rise over the least 6-9 months : + From about $23.60, to perhaps $25.20 per sf - that's a 6.8% rise.

  9. $1.86B sale of Philadelphia Gas Works is dead The Nutter administration had hoped to sell the Philadelphia Gas Works to a Connecticut utility company for $1.86 billion. City Council's leadership on Monday drove a spike into the proposed $1.86 billion sale of Philadelphia Gas Works without bringing the matter to a vote, apparently killing a signature effort by Mayor Nutter to reduce the city's pension-fund deficit. Council President Darrell L. Clarke said Council would not hold hearings on the proposal to sell PGW to UIL Holdings Corp. of New Haven, Conn. Nutter billed the sale as a way to divest the city of a burdensome asset and raise money for its underfunded pensions. "The simple fact of the matter is that there is not support on the City Council," Clarke said at a news conference, surrounded by the entire Council leadership. He said Council instead would schedule hearings to examine other options for the 176-year-old utility. Nutter blasted Council's decision to nix a deal in which his administration invested more than two years. PGW has spent more than $2 million on financial, legal, and communications consultants to organize an auction supervised by investment bankers to attract bids from more than 30 potential buyers. "What we saw today is the biggest cop-out in recent legislative history in Philadelphia," the mayor told reporters. . . . The lengthy consultants' reports, which Council released only Monday afternoon, called into question one of the Nutter administration's central assertions - that the sale was expected to net the city from $420 million to $631 million after all PGW pension and debt obligations were paid off. Council said its evaluation concluded that the city would net $200 million less because the administration had not calculated the loss of the $18 million annual payment PGW makes to the city. That payment was suspended for seven years recently when the utility was in financial trouble. The administration said that it did include the loss of the $18 million annual payment in its calculus, and that the sale proceeds were structured to offset the reduced annual payments from the larger reduction the city would need to make to its pension plan. The administration had proposed legislation to formalize that arrangement for future administrations, but Council has declined to introduce the bill. Nutter said Monday the city would need to find other sources of money to reduce the pension obligation. "Unfortunately, the only other option to generate that kind of money would be to either take it from the general fund or increase citizens' taxes," he said. In September 2014, dwelling units approved (seasonally-adjusted) fell by 11% from a year ... . . . Asian housing markets continue to lose steam. Only two of the ten Asian markets for which figures are available in Q3 2014 performed better in momentum terms than the previous year, while the remaining eight housing markets lost momentum. In the Philippines, the average price of 3-bedroom condominium units in Makati CBD rose by 3.58% in Q3 2014 from a year earlier, a sharp deceleration from 10.83% price rises during the same period last year. Housing prices increased 2.43% q-o-q during Q3 2014. In Taiwan, house prices rose by just 3.42% during the year to Q3 2014, a sharp slowdown the dramatic price-rise of 14.97% over the same period last year and the slowest annual growth seen since Q2 2009. House prices actually dropped 1.6% during Q3 2014. In Indonesia, residential prices in the country's 14 largest cities rose by just 2.19% y-o-y in Q3 2014, down from 4.54% in the same period last year. Housing prices actually fell by 0.81% q-o-q in Q3 2014. In Thailand, housing prices rose by 2.15% during the year to Q3 2014, down from 3.61% the previous year. Hong Kong's residential property prices rose minimally by 1.57% during the year to Q3 2014, a slowdown from 7.76% growth a year earlier (though Hong Kong's housing prices may now be picking up). Asian countries which showed minimal house price increases included Vietnam, with house prices rising by 1.45% during the year to Q3 2014, South Korea (0.59%) and Tokyo, Japan (0.49%). All saw quarterly price declines in Q3 2014. However, of these only Japan showed poorer performance in Q3 2014 compared to the previous year. China's once booming property market is now weakening significantly.

  21. Is SEPTA’s Market East becoming ‘Jefferson Station’? It wouldn't be the transit agency's first foray into selling station naming-rights — and it might not be the last. Is this SEPTA's new map? A tipster sent us the above photo of a printed-up SEPTA transit map. What’s new? Market East has been replaced with “Jefferson Station,” complete with the new logo of nearby Thomas Jefferson University. “It’s nothing we are ready or able to talk about publicly,” SEPTA spokeswoman Jerri Williams told Technical.ly Philly. It wouldn’t be the transit agency’s first foray into selling station naming-rights. And it might not be the last. “We’re definitely open to those discussions,” Williams said, adding that selling naming rights is a revenue stream benefiting SEPTA’s bottom line. A five-year, $5 million deal that turned Pattison Station into AT&T Stationnetted SEPTA $3.4 million, with the remainder going to transit advertising firm Titan, according to news reports in 2010. That deal is up for renewal next year. Of course, “Jefferson Station” could be another false alarm. Whether a deal has been finalized or these maps are merely mockups is unclear. For an extra $3.4 million, Jefferson can keep the naming rights for an additional four years - a decision it will make at the end of its initial term. SEPTA will get 85 percent of the money, and its New York-based advertising agency, Titan Worldwide, will get 15 percent, officials said. The new Jefferson Station name was unveiled in ceremonies Thursday morning at the 30-year-old subterranean rail hub. Stephen Klasko, president and CEO of Thomas Jefferson University and Jefferson Health System, said the name would raise Jefferson's presence in the region and demonstrate its desire "to provide access to everyone." Jefferson, the hospital, is just two blocks south of the station. Thomas Jefferson, the person, wrote the Declaration of Independence four blocks east, at Seventh and Market Streets. His iconic silhouette is featured on the train station marquee, as it is on the hospital signs. Jefferson Health System will position shuttle buses on 10th Street between Market and Filbert Streets to transport patients from the train station to the hospital, Klasko said. Could it be built today if the construction had to follow your local rules? Is an owner of a single family home able to get permission to add a small rental unit onto their property without any real hassle? If your largest employer left town, are you confident the city would survive? Is it safe for children to walk or bike to school and many of their other activities without adult supervision? Are there neighborhoods where three generations of a family could reasonably find a place to live, all within walking distance of each other? If you wanted to eat only locally-produced food for a month, could you? Before building or accepting new infrastructure, does the local government clearly identify how future generations will afford to maintain it? Does the city government spend no more than 10% of its locally-generated revenue on debt service?
